Svi vanjski otvori bit će izvedeni bez parapeta, odnosno ili kao klizno podizne stijene ili kao francuski balkoni sa staklenom ogradom. Radi se o ALU profilima s prekinutim toplinskim mostom koji ispunjavaju najviše zahtjeve u pogledu toplinske zaštite. The building is rectangular in shape, consisting of two underground and five above-ground floors. The garage space is located in the underground floors with a total of 75 parking spaces and storage rooms for residential areas. There are 4 business spaces and 2 residential units on the ground floor. Floors 1-4. floor are for residential purposes. The building has a total of 40 apartments and 4 business premises.
The orientation of all apartments is west-south-east, which offers a view of the Kvarner Bay, the island of Krk and Opatija. The main pedestrian entrance to the building is designed on the east side of the ground floor in Ante Pilepića Street, while the entrance to the garage for motor vehicles is located to the south of the building in Milutina Bataje Street at the level of the first underground floor. All floors are connected by a three-legged staircase and two elevators.
The bearing structure is monolithic, reinforced concrete. It consists of reinforced concrete columns, mezzanine structures, reinforced concrete cores for stiffening, and wall panels, high-class concrete. At the location in question, geomechanical studies were conducted, which determined that the foundation soil meets the criteria of bearing capacity and settlement. The foundation of the building will be built on the foundation slab.
Floors
The floors of the mezzanine structures will be made of ceramic tiles/parquet, micro-reinforced cement base, foam PE film, expanded polystyrene. Underfloor heating will be installed inside the apartments. The ceilings are formed by the underlay of load-bearing AB panels, treated with smoothing and paint, and partly by a plasterboard suspended ceiling.
Walls
Internal partition walls will be made of plasterboard on the substructure. In some places, for the purposes of installing installations, the walls will be designed as fire-resistant with a covering of fire-resistant panels. Partition walls between different users will be made of brick blocks with improved sound-insulating characteristics. Towards the corridors, partition walls made of block bricks are provided, additionally thermally and sound-insulated with mineral wool.
Facade
The central part of the building will be constructed as an ETICS facade, with 10 cm thick mineral wool, while the side "highlights" will be constructed as a ventilated facade made of composite panels.
Openings
The windows and glazed doors will be made of aluminum frames with a broken thermal bridge, manufactured by WICONA, and double heat-insulating glazing filled with gas. As protection from the sun, sliding shutters are provided on the central part of the building, and partial blinds on the other facade openings.
Roof
The roof is flat and impassable, with access for maintenance.
The building has secured connections to the public water supply network, public sewerage, electricity network, electronic communication infrastructure and city gas.
Measuring cabinets
All metering cabinets (water, electricity, gas) will be located outside the residential and commercial units in the common areas of the building.
Lighting electrical installations
The lighting of the common rooms is from an LED light source. The lighting control is manual-local, with the exception of the external lighting, which is controlled by means of a photocell relay, and the lighting of the staircase and corridors, which are controlled by means of IR motion sensors.
Heating, cooling and ventilation
The apartments have a split system for heating and cooling the living room, kitchen and rooms in each apartment separately. The primary heating of living spaces is via a hybrid heat pump and underfloor heating. The crane uses electricity or city gas as an energy source, depending on the parameters of external conditions and the price of energy. Hot water is prepared through the same system.
There is an additional electric radiator in the bathrooms. Spaces that do not have natural ventilation are ventilated via exhaust ventilation.
Drainage of smoke and heat in the staircase
For smoke and heat drainage in the event of a fire, an installation is carried out in the staircase consisting of an opening on the roof of the staircase that opens with an electric drive in case of smoke detection by the automatic detector at the top of the staircase or pressing the button for manual activation.
Fire protection
For the purposes of fire protection, an internal hydrant network consisting of 21 internal wall hydrants will be constructed. The horizontal and vertical distribution of the internal hydrant network is made of steel threaded pipes. The internal hydrant network will be connected to 2 existing external public hydrants. At all borders of the fire sectors, fire doors of designed EI protection are installed.
Drainage of sanitary waste water
Instalacija odvoda sanitarne otpadne vode izvest će se cijevima iz (polipropilena) PP i (polivinil – klorida) – PVC. Ispuštanje sanitarnih otpadnih voda predviđeno je u postojeće okno javne fekalne kanalizacije. Za poslovne prostore u prizemlju predviđena je samo priprema – priključak.
Drainage of storm water
Odvodnja oborinskih voda predviđena je kao zatvoreni sustav odvodnje – interna oborinska kanalizacija. Prikupljanje krovnih oborinskih voda izvedeno je točkasto – slivnicima. Oborinske vode pješačkih, prometnih i manipulativnih površina prikupljaju se linijskim rešetkama i točkasto slivnicima. Oborinske vode ispuštaju se u tlo putem upojnog bunara.

Rainwater drainage is planned as a closed drainage system - internal storm sewer. The collection of roof rainwater is carried out point-by-point - by downspouts. Rainwater from pedestrian, traffic and manipulative surfaces is collected by linear grids and point drains. Rainwater is discharged into the ground via a sump well.
